Why Are Our Rental Levels Lower Than Other Sites in Sweden?
We get daily questions about why rental prices for the same properties are lower on our site compared to other Swedish rental platforms. The answer is straightforward: we don’t inflate rental prices to fund our business model.
Unfortunately, there’s a growing trend in Sweden where rental platforms offer "free" services to tenants and landlords but take a cut from the monthly rent. This business model is problematic for several reasons:
It drives up already high rental prices – shutting many tenants out of the market entirely. For example, if a one-bedroom apartment is listed at SEK 18,000 per month, but the landlord only receives SEK 15,000 after the letting agent takes their cut, has the tenant really received services worth SEK 3,000 that month? We think not.
It creates conflicts of interest and legal problems – To operate this way, letting agents often act as the contractual party, subleasing to tenants. This makes them both landlord and tenant, raising two critical issues:
It’s illegal – Following the rental law changes enacted in 2013 and 2019, this business model has been deemed illegal. Despite this ruling, some companies continue to use this model.
