What agency services do you offer?
Residensportalen has extensive experience helping landlords find suitable tenants and to have a safe and professional rental or a sublet. We offer 3 different options: Premium, Plus and Basic status. It's free to advertise on Residensportalen. However , there are services to buy if you want more help with your rental or sublet. After your registration you will immediately be activated as a Basic Property (you advertise free of charge).
I've beeen activated as a Basic Property , what does it mean ?
That means you can advertise your property for free. You have the possibility after activation to purchase certain services under "Plus Services " on your profile page. Basic Properties are often those who are selected by medium-sized companies , smaller companies and individuals. Outside Stockholm larger companies also book showings of Basic Properties . Tenants will contact you directly after they have gained access to our database of properties and if they match your criteria . To be attractive to the large companies we recommend that you upgrade your items to Plus Property. You do so by buying an additional service such as contract signing or a plus upgrade under "Plus Services" in your profile page. After upgrading, you immediately convert to Plus Property and will be prioritized by the large companies, international mobility agents and also relocation agents looking for properties in Sweden. What services can I buy as a Basic Property?
Residensportalen will write the lease based on the experience we have gained over the years and the situations that we have encountered. The contracts are always written by a registered rental agent and follow Swedish rental law. Your property will also be upgraded to Plus Property free of charge if you buy a lease contract and will thus be ranked higher in search results and prioritized by the major companies seeking housing for their employees. This service can be purchased and used even if you do not find your tenant via Residensportalen. The lease has a Swedish and English section in order to facilitate for non-Swedish speakers. If your tenant is a Swedish private individual, a credit check is included.

Lease Contract w/E-Signature:
Residensportalen will write the lease based on the experience we have gained over the years and the situations that we have encountered. Your property will also be upgraded to Plus Property free of charge if you buy a contract and will thus be ranked higher in search results and prioritized by the major companies seeking housing for their employees. This service can be purchased and used even if you do not find your tenant via Residensportalen. If your tenant is a Swedish private individual, a credit check is included. The lease has a Swedish and English section in order to facilitate for non-Swedish speakers. The lease contract will be sent using a special software to collect signatures electronically, increasing the security and ease of the lease process.

Upgrade to Plus Property:
When tenants search for properties, search results rank by status level. When your home is upgraded to Plus Property, your ad will appear higher up in the search results and increases the visibility of your property. Your property will also be prioritized by large companies seeking housing for their employees because they most exclusively look at Plus and Premium Properties. Your ad will also be included on Bovision's rental site free of charge. A listing site only accessible for real estate agents to list properties on.

Preparing instructions can be just as important as the actual lease agreement. This word template, you can modify and add to suit your property but includes the important instructions and regulations for your property. The tenant should sign this document on the transfer date. Without accurate written instructions so it is difficult to obtain compensation for damages.

Many incoming expatriates to Sweden choose their new rental from abroad. Those landlords that have a good video presentation will increase their appeal to those whom have to make the decision when not in Stockholm. Through cutting edge technology, we will film your property and have our filmographer make a video that we link from your ad. This service is at the moment only offered in Stockholm and is inclusive of 45 minutes travel time from our office on Agavägen 52 on Lidingö. Check out our videos on You Tube.

We will inspect floors, walls and fixed installations such as kitchen cabinets, appliances etc and note current condition. The inspection document will serve as a guide to determine wear and tear after the tenant moves out in order to avoid discussion and debates regarding the wear and tear of the tenancy. This service is only available in Stockholm at this time. We will do this on site at your home, prepare the document at our office and then send it to you electronically in PDF format with instructions on how to properly get signatures on move-in day. The service does not include documentation of inventory.
Price is determined by size, condition and location of the property.
How do you decide if a home qualifies as a Premium Property?
It depends on many factors such as location, our workload and the type of housing you have. Unfortunately we do not offer premium services outside the Stockholm area. Our workload at your registration will matter because the service and time spent on a Premium Properties are extensive in order to deliver the service we are known for. The large companies in the Stockholm area, choose primarily Premium Properties when recommending properties to their employees since they value the benefit that registered real estate agents add to the process. Premium Properties must also meet certain criteria in order for us to be able to give your property our Premium stamp.
I have been activated as a Premium Property, what does this mean ?
This means that you have a home that qualifies for the Premium service. Now we will work actively to find the right tenant for you as your agent and you have officially outsourced the project of finding a tenant.
What are the benefits of getting the Premium Property Service?
1.Your residence will now appear at the top of all search listings and discussed daily with the large companies, international agents and relocation companies in Sweden. We are in regular contact with them regarding our Premium Properties.
2. We will film your property, if you wish, with our video technology showcasing your property for those expatriates coming to Sweden that are choosing their property from abroad.
3. We coordinate the showings for our Premium Properties, write and negotiate the lease contract.
4. We will manage the inspection before move-in and also handle the turn-over when you tenant moves in. If you are not present at the move-in, it is no problem, we handle that as your agent. After the move-in you will get the inspection report signed from us so that you have proper documentation when you go through the property with your tenant when they move out.
5. Premium Properties also have access to our expertise throughout the lease period. The Letter of Engagement that you received in your welcome must be scanned back and the start-up fee paid before the first showing of your home The cost of the Premium service is a non-refundable start-up fee of SEK 5.000 when we start to market your property and the remiander of the fee (1 month's rent) is payable at move-in. The start-up fee includes a video of your home and a registered agent writing your contract even if you find a tenant elsewhere.
Do you need assistance with a case that has occurred outside of Residensportalen Rentals? Perhaps a condo board is denying you to sublet or a tenant is not paying rent according to the lease? Residensportalen's in-house legal counsel can assist you with questions/cases in regard to both landlords and tenants. Minimum purchase is 1 hour at a rate of SEK 2.600 +vat (25%) and each additional hour is charged at SEK 2.600 + vat (25%) as well. Most cases take our legal counsel between 1-4 hours depending on the complexity of the problem needing to resolved.
